House Cleaning in Avondale Estates, GA
A planned Tudor village from 1924, and a housing stock unlike anywhere else in DeKalb. We clean it accordingly.
The only Tudor village in metro Atlanta
Avondale Estates was founded in 1924 when George Francis Willis bought the entire village of Ingleside and rebuilt it as a planned community. The downtown was designed in Tudor style to set the tone, and many of the houses followed. It is its own incorporated city — not a neighbourhood of Decatur, and not unincorporated DeKalb — and today it is a Georgia Classic Main Street Community.
That makes it the most architecturally distinct place we serve. Leaded and diamond-pane windows, plaster walls rather than drywall, dark stained woodwork, arched doorways, tile fireplace surrounds, and steep stairs into low-headroom spaces.
Why a Tudor takes different handling
- Leaded and diamond-pane glass — cleaned by hand, never sprayed at, because product runs into the came and stains it
- Plaster walls — they mark far more easily than drywall and do not take scrubbing
- Dark stained woodwork — shows dust and streaks in a way painted trim does not, so it gets dry-dusted then buffed rather than wiped wet
- Original tile and cast-iron fixtures — no acidic products, which etch old glaze
- Arched openings and deep reveals — genuinely slower than square trim, and we plan the time for it
These are the details that get quietly skipped by a crew working from a suburban checklist. They are also the reason you bought the house.
What house cleaning costs in Avondale Estates
Recurring bi-weekly service:
- 2 bedroom / 1 bath — $125–$152 per visit
- 3 bedroom / 2 bath — $152–$186 per visit
- 4 bedroom / 3 bath — $203–$248 per visit
Weekly on a 3 bedroom is $144–$175. A first-time deep clean — $283–$345 on a 3 bedroom — is required before recurring service begins. On a house of this age that visit is genuinely the one that matters: window came, tile grout, radiator backs, stair spindles and the tops of all that dark trim.
Move in/out on an empty 3 bedroom is $332–$404.
Main Street businesses
Avondale’s Main Street district is small, walkable and mostly independent — the kind of businesses where the whole space is visible from the front door and there is nowhere for a rushed job to hide.
A 2,500 sq ft restaurant cleaned nightly runs $1,987–$2,419 per month; a small 3,000 sq ft office is $451–$549 weekly. Hood and duct cleaning is certified specialist work and is contracted separately — we cover everything around it. See bar and restaurant cleaning.
Insured, bonded and the same crew each time
Every cleaner is background checked, and we are fully insured and bonded. On houses with irreplaceable original detail, consistency matters more than anything else — a crew that has cleaned your leaded windows before knows not to spray them. We assign the same people to your home rather than rotating whoever is free.
Avondale Estates questions we get asked
Will you spray glass cleaner on my leaded windows?
No. Spray runs down into the came and leaves marks that are very difficult to undo. Leaded and diamond-pane glass gets product on the cloth, not on the window, and is done by hand pane by pane.
My walls are plaster, not drywall. Does that change anything?
Yes. Plaster marks easily and does not take scrubbing, so scuffs get a gentle approach rather than pressure. Tell us at booking — it is not something we want to discover by leaving a mark.
Do you use anything acidic on the original bathroom tile?
Never. Acidic descalers etch old glaze permanently. Original tile and cast-iron fixtures get pH-neutral products and more time instead, which is the trade-off worth making on a hundred-year-old bathroom.
Is Avondale Estates part of Decatur?
No — it is a separate incorporated city, though the two sit next to each other and share a lot of daily life. We serve Decatur too, at the same rates.
Can you work around a home office during the week?
Yes. Tell us which room you will be in and we will sequence around it, keeping the loud work for when you are between calls.
