A company that hesitates on the checklist question is telling you they improvise. For a listing that gets rated on consistency, that is the wrong answer.
What red flags should you watch for?
- No written scope. If it is not defined, it will not be consistent.
- No insurance. Your cleaner has keys and unsupervised access to your property.
- Cash-only, no invoice. Cleaning is a deductible business expense, and you want the paper trail.
- A price that seems too good. A proper turnover takes real hours. A quote far below everyone else usually means corners.
- No backup plan. One person with no team means one illness ruins a check-in.
How should you think about the cleaning fee?
Your cleaning fee is visible to guests before they book, and an inflated one measurably hurts conversion, particularly on shorter stays. The aim is to cover the real cost of a proper turnover rather than to make margin on it.
Cost depends on the size of the property, whether laundry is on site, and how much staging is involved. Ask for a fixed per-turnover price for your specific listing rather than an hourly rate, so a slow day is not your problem.
